Top tips

• Peel Park Quarter student accommodation is reserved for first year undergraduate students, but we have plenty of other options. From private student halls to student house shares there’s more than enough to pick from.
• Take your time booking accommodation, don’t rush into signing a tenancy agreement without viewing the property and make sure you understand the cancellation policy and rent payment dates.
• Make sure to start looking early, there is plenty of accommodation in Salford, but by getting a head start you give yourself the best chance of finding something that suits you just right.
• Make sure you work out your budget before house hunting. Food, travel and other life expenses all add up so make sure you have enough left over. Starting to look with a clear budget in mind already helps you avoid ending up in difficulties with paying the rent.

Purpose-built student accommodation

Purpose-built student accommodation also known as ‘halls of residence’ or ‘student halls’, are a popular option for many students.  

These are usually multi-storey, student-only properties offering either shared flats or studio apartments, usually with bills, utilities and wifi included.

As there are a large number in Salford, all run by different companies, we would recommend checking the prices, what’s included and cancellation policies and rules of any property you are interested in individually before booking.

Shared communal spaces

Halls of this style tend to be the most budget friendly available, usually offering an individual bedroom (including a bed, storage area and desk/study area) and then a bathroom, kitchen and living space shared between all residents in the flat.

An example of a local purpose-built student accommodation is John Lester and Eddie Colman Courts.

Located close to the Frederick Road campus and with easy access to the MediaCity campus it’s a great choice if you’re studying nursing, healthcare and media-related courses. It’s also only a short walk from the Peel Park campus, making it easy to get to any part of the University.

John Lester and Eddie Colman Courts have a number of facilities available for you to use at your leisure, including a gym, reading room, common room and basketball courts. The accommodation also features 24-hour security, free Wi-Fi and parking facilities.

John Lester and Eddie Colman Courts offer single rooms grouped into flats of two to four. You will share a kitchen and bathroom with your flat, with complimentary bathroom cleans every two weeks.

Ensuite accommodation

Halls of this style offer a bedroom with a bed, desk and storage, as well as a private ensuite bathroom and shower. A kitchen and living space are shared with the other residents of the flat. This is currently the most common style of student accommodation in Salford and tends to be more expensive than accommodation with shared bathroom facilities.

Studio apartments

Some student halls have some (or all) flats set up as studio apartments for sole (or occasionally couple) occupancy. These tend to be the most expensive options available, as you get your own bedroom, ensuite bathroom and cooking area. 

The University of Salford is not affiliated with private accommodation providers, so we strongly recommend taking your time to read up on policies, payment schedules and all other information about what is included or expected of you before signing any tenancy agreement.

House shares and other private rented accommodation

Private rented accommodation such as house shares, apartments and flats are particularly popular with returning students. There are plenty of house shares across Salford and Manchester in properties ranging in size from three to four rooms up to seven+ rooms. There are also plenty of flats and apartments suitable for single occupants, couples or friends.  

Please take your time when searching for private accommodation and don’t rush into signing a tenancy agreement until you have read through everything and are confident in the property, landlord and lettings agent.

Short term accommodation

Most accommodation tenancy agreements in purpose-built student accommodation will be 42 to 51 weeks long (or similar). Sometimes if these properties have a lot of rooms left there may be some flexibility in their agreement lengths so we would always recommend contacting providers directly.

Since the Renters' Rights Act was introduced on 30 April 2026, fixed-term assured tenancies have been removed, meaning all tenancies are now periodic (this will not impact tenancy agreements at purpose-built student accommodation). This means that tenants can give two months' notice at any point during their tenancy, giving them more freedom to leave early.
