Recent changes in Government policy have shifted the emphasis away from social housing provision towards a reliance on the private sector. Many private landlords now provide housing for residents who would previously be housed by social landlords. The expansion of right-to-buy to cover housing association properties and a 1% year on year rent reduction by 2020 looks set to further diminish the UK’s social housing stock. As the private housing sector expands to fill this void, the changing shape of social housing presents a number of challenges and opportunities for landlords and tenants.
